The Jackson County development site is off the US 441 bypass and would house the commercial space on 128 acres, the townhomes on 32 acres and the single-family housing on 75 acres, according to preliminary plans filed with the city's planning and zoning board. The development site is along the Interstate 85 corridor, 70 miles northeast of Downtown Atlanta.

Jackson County is no stranger to the Atlanta area's development community. Republic Property Co. of Atlanta has filed plans with Commerce for an estimated $176-million, 4.4-million-sf, 14-building distribution park on 368 acres at GA 98 and the proposed Bana Road.

In another Jackson County city, Lawrenceville developer Brand Partners LP has filed preliminary plans with Arcade officials for a 1,279-acre golf course-oriented community that would include 100,000 sf of retail and office space on 15 acres along US 129, about 45 miles northeast of Downtown Atlanta.
