Fittings Unlimited Inc. has taken control of 3000 Avenue F in Arlington from a Dallas investment group, which bought the holding in November 2003, nearly a year after Dayton, OH-based NCR Corp. moved out. The 40-year-old, fully air-conditioned building, positioned on seven acres of rail-served land, had no trouble attracting buyers, but the deal just couldn't seem to reach the closing table. "Every time it would fall out, somebody immediately would put it back under contract," Pete Richardson with Henry S. Miller Commercial in Dallas tells GlobeSt.com. He credits the high interest to a location right at the exit ramp of Interstate 30 and Loop 360. Plus, he adds, the asset, with 10,000 sf of office area and two dock doors, "was well-priced."

The seller of record, 3000 Avenue F Ltd., is led by Henry S. Miller's top executives, Greg Trout and Sam Kartalis. Chris Dezell, also with Henry D. Miller Commercial, represented the buyer. Keith Goodman with Lehman Brothers' Fort Worth office arranged a financing package for the inbound owner/user, which has a corporate sales office at 2627 S. Cooper St. in Arlington and locations in Cleveland and Houston.
