Preliminary plans submitted by developer Steve Maxwell to Fulton County planning and zoning officials show the apartment project would be linked to Maxwell's nearby CityWalk Kroger Shopping Center. The developer has already broken ground on the retail-restaurant component of the venture. The townhomes would be built around the Kroger lot.
But the apartment component is expected to run into opposition from neighborhood groups which argue a 12-story residential building is too tall and out of character for the area of Roswell Road and Interstate 285 where the project is planned, area consultants familiar with the project tell GlobeSt.com.
The maximum height currently allowed for the construction of apartment buildings in Fulton County is 90 feet, or about nine stories. Maxwell would need the county to modify its rezoning regulation for a 12-story project, according to brokers following the controversy.
Conceptual plans for the project show an undetermined amount of retail would occupy street-level space at the apartment building and a parking deck would face the rear of the building. The development site is on Roswell Road between Hammond Drive and Sandy Springs Place.
