TEXAS CITY, TX-American Medical Services Inc. has signed a five-year lease for 8,000 sf of retail space in Mainland Crossing Shopping Center to establish its first VA clinic in the Houston region. The Clearwater, FL-based company will take possession of the space March 15 and will open to the public on April 1, says Linda Clayton, director of leasing for the center's owner, Triyar Cannon Group of Los Angeles.
Clayton tells GlobeSt.com that the clinic takes up three vacant spaces in the 398,149-sf center and brings it to 84% occupancy. The 14-year-old center, which is located at 9300 Emmett F. Lowry Expy., is anchored by Hobby Lobby. The University of Texas Medical Branch recently renewed a lease for 16,710 sf for its clinic.
"We're pushing to convert the shopping center to medical uses," Clayton says. Mainland leases for $12 per sf triple net.
Ace Schlameus of Grubb & Ellis Co.'s Houston office represented Triyar Cannon Group, while American Medical Services was represented by Mandie McMillan of Galveston, TX-based Deem Realty.
