Flatrolled Steel Inc. signed a long-term lease for an as-is building at 1325 114th St., emptied about eight moths ago by Integris Metals of Carrollton. Talks went full circle in less than three weeks, Pete Richardson with Henry S. Miller Commercial tells GlobeSt.com. The firm will move Feb. 1 from 1721 E. Southlake Blvd.
"It was a motivated tenant and motivated owner," Richardson says, adding the firm is more than doubling in size. "They had an idea of where they were going all along." The freestanding structure, classified as light manufacturing, was marketed at $3.25 per sf.
Richardson and John Brewer in Henry S. Miller Commercial's Arlington office represented the building owner, the San Francisco-based Rreef. Independent broker Don Reichert negotiated the terms for the company, which will sell and fabricate steel in the Grand Prairie building.
