The 29-story building was completed in 1973. It is located in Center City's West Market submarket, which faces a severe rise in vacancies, beginning this year. According to fourth-quarter 2004 data from the local office of CB Richard Ellis, the average asking rental rate for class A properties in the submarket is $24.80 per sf, but deals are being struck below that figure.
