Kasmir Fabrics, a manufacturer of window and bedding products, picked up 3191 Commonwealth Dr. from a seven-year owner, Ballas Ltd. Liability Co. of Lakewood, CO. The 7.2-acre asset spent one year on the market at an asking price pushing $4 million. The brokers aren't discussing the selling price, but the property is assessed at $3.1 million by Dallas Central Appraisal District. Jim Struble with Joe Foster Co. of Dallas represented the seller while David Easterling with CB Richard Ellis Inc.'s Dallas office bargained the pact for the buyer, Frank Kasmir & Associates. Joycelynn Armstrong with Chicago Title Co. was the closer.
The wholesaler, now using 2229 Monitor St. for the headquarters team, will combine several Brookhollow sites, totaling roughly 30,000 sf, into one when the building's ready to occupy. The brokers tell GlobeSt.com that Kasmir hired GSR Andrade Architects of Dallas to redesign the structure, which includes 20,000 sf of office area for the wholesaler's headquarters staff. Founded in the early 1960s, Kasmir Fabrics also has locations in Miami, St. Louis, MO, and San Francisco.
