US Plating Inc., now at 2501 Burbank St. in Dallas, expects to move into 2215-19 Century Circle in Irving in mid- to late February, Nathan Denton with Dallas-based Henry S. Miller Commercial tells GlobeSt.com. The 1980s-era holding, positioned on 1.8 acres, was bought from Huemmer Properties 1982, represented by Thomas T. Lynn of the Robert Lynn Co. in Dallas.

Denton, who partnered with Henry S. Miller Commercial's Susan Scott to close the sale, says the building came to market a couple months after the exit of longtime tenant, Texas Premium Foods. Meanwhile, US Plating had been searching about five months for a relocation and expansion site. "After looking at so many, they knew it was the right one," Denton explains.

With the deal closed, US Plating's owner is ready to invest another $75,000 into some upgrades and opened talks opened with a neighbor to lease possibly half of the cross-dock building near Texas Stadium, Denton says. The firm also is selling the Burbank Street property.

According to Denton, US Plating financed the sale with an SBA loan from Lehman Brothers. Keith Goodman with Lehman Brothers' Fort Worth office arranged the financing.
