ATX Technologies Inc., an emergency response service for navigation systems in Mercedes Benz and Rolls Royce vehicles, will cut the ribbon in April on a data center at 1555 Walnut Hill Lane. The stair-stepped lease takes occupancy to 60% in the three-building, 235,000-sf Las Colinas Commons.

Todd Noonan with Stream Realty Partners LP in Dallas says an "extensive finish-out" for the 10-year lease is about to begin on the first-floor space in a two-story, 158,000-sf structure. He tells GlobeSt.com that the deal-maker was "our ability to build out new space" plus the development's proximity to the company's US headquarters at 8550 Freeport Parkway and connection to a separate power station. Las Colinas Commons' quoted rent is $13 per sf plus electric.

Noonan, who teamed with Stream's Paul Moser to negotiate the deal, says ATX Technologies looked extensively at buildings in Las Colinas and Lewisville. Kevin McGovern with CB Richard Ellis Inc.'s Dallas office represented ATX Technologies, a subsidiary of the ATX Group of Dusseldorf, Germany.
