Stein and Malick, who represented landlord Royal Laundry LLC, note that the property includes a new parking structure of 220 spaces that was added as part of the former commercial laundry's conversion to office space in 2002. Since then, the building has been used primarily as a location for filming, including the upcoming "Contender" on NBC. The Children's Place is expected to move into the three-building property in about six months, following the completion of tenant improvements.

The historic Royal Laundry facility was built in 1922 and was designed by Gordon Kaufman, who also designed the L.A. Times building, Santa Anita Race Track and the Hoover Dam Building A. The owner renovated the property extensively in 2002, with new electrical and fire systems, ADA compliant restrooms, wood-truss and saw-tooth roof systems, a central courtyard, seismic code upgrades and the new four-level parking structure. Two of the buildings are connected and total about 67,000 sf, with the third building comprising about 5,000 sf. The property, whichis one block from the Del Mar Boulevard Gold Line stop, near Old Town Pasadena, was originally offered for sale with Stein and Malick as the listing brokers. Children's Place was represented in the lease by Shadd Walker of Colliers Seeley International's downtown L.A. office.
