Once occupied by silent film pioneer Sigmund Lubin, they have been transformed into contemporary, loft-style spaces ranging from 1,000 sf to 40,000 sf with vaulted ceilings, oversized beams, exposed masonry and expansive working windows with views of the Schuylkill River and bike trail. Gene McHale of Conshohocken-based Beacon Commercial Real Estate is marketing the office space. Rental rates are negotiable. Currently, published asking rental rates for office space in the Valley Forge suburb typically range from $18.50 per sf to $23.75 per sf.
O'Neill specializes in converting brownfields into class A office and multifamily properties. Founder and chairman J. Brian O'Neill says the complex offers access to 4,000 acres of natural parklands just across the river from Valley Forge National Historic Park and some 40 miles of world class biking and walking along the Schuylkill River Trail. Retail opportunities are also available on the site.
The opening of this office component of the Riverview live, work and play complex follows the late summer initial marketing of Riverview Landing at Valley Forge, a multifamily property containing 310 units. Another 300-unit condo is planned for this first phase of development, which, according to an earlier GlobeSt.com report, represents an $85-million investment in construction and conversion costs.
