The lofts are being built atop six separate retail and restaurant buildings. The hard construction cost of the $71-million project comes to $234,323 per unit, more costly than most average new mid-sized hotel ventures, area brokers familiar with the Atlantic Station enterprise tell GlobeSt.com.

Pre-occupancy sales for the one-, two- and three-bedroom units begin next week by Condo Lane, a Lane Co. subsidiary, with prices starting at $300,000 per unit. "The people who live ATL Lofts will be right in the middle of one of the most exciting areas in the Southeast, yet high enough above it to have their privacy," says Bill Donges, Lane Co.'s chief operating officer and also president of Condo Lane. The condos are being built atop retail components and will be two, three and four stories off the ground, Donges says. Parking will be underground.

Donges says the living rooms will be two stories high with ceilings in some homes soaring to 30 feet. The homes will have open or spiral staircases leading to the loft area, large windows and a warehouse-type door which can close off part of the main floor. More than 70 different floor plans are available.

Other Lane Co. residential projects at Atlantic Station are Art Foundry condos, Park District apartments and Element condos.
