Pulte's Del Webb division has requested a rezoning for the property that is expected to house 143,000 sf of commercial and office space and 1,400 townhomes and single-family residences restricted to 55-year-old-plus buyers. The development site, called Village at Deaton Creek, is between Thompson Mill and Union Church roads, west of GA 211.
The transaction drew local attention because of the county's decision to drop a suit against the landowner. After assembling other acreage for the project, Pulte negotiated an $8.4-million purchase of the 311 acres for $27,000 per acre or about 62 cents per sf. Area industrial brokers familiar with the controversy tell GlobeSt.com the county had offered "significantly less" for the land.
The Georgia Mountains Regional Development Center is reviewing preliminary development plans for the project because of its size and pending impact to the community. The county's planning commission votes on the rezoning request in March before the county commission makes the final decision.
Pulte officials expect the project to take about five years to complete.
