When complete, the development will feature more than 800 condominium, loft and townhouse units in several high-rise buildings; a 540-slip marina; 200,000 sf of retail space; 107,000 sf of office space; and waterfront park areas. "This development is truly the first of its kind in Detroit, and in a relatively short amount of time, we've reserved more than 70 homes in our first tower," says Pam Herrera, on-site sales manager for One Water Place. "We anticipate that the brisk pace will continue through the winter, and to meet this demand we're now offering a wide selection of new homes for buyers seeking a luxury condominium on the waterfront."

Overlooking Lake St. Clair, the first high-rise, to be 20 stories and contain 153 residential units, will feature 13 floor plans measuring 834 sf to 4,000 sf. The condominiums, which are priced from $215,000 to $1.5 million, have one to three bedrooms and one to two-and-a-half baths.

Construction is scheduled to start in fall 2005 and the first phase could be completed 18 months after construction starts, Herrera says. Paul Henderson and Gaetano Rizzo, founders of 100 Water Street Development, LLC, are the leading developers behind the plan.
