The move is expected to take place before April 1, as the company moves down Route 128 from their former location at 12 Gill St. in Woburn. Terms of the lease were not disclosed.

"The existing fit worked very well for Filene's Basement," Rick Graham, Trammel Crow principal, tells GlobeSt.com. "The location is great and the image of the building is an upgrade for them."

Filene's Basement is owned by Retail Ventures of Chicago, and is not affiliated with Filene's, it's former parent company. Filene's has been rumored in recent reports to be acquired by Federated Department Stores, the same company that once owned Filene's Basement.

Built in 1988, 25 Corporate Dr. is a 124,854-sf premier office building located in the Burlington Office Center near the interchange of Routes 128 and 3A. The building is currently more than 87% leased and includes tenants Healthgate, Performex and the Dolben Co.

Burlington Center is a three-building, master-planned 535,000-sf office park. Trammell Crow's website lists rents at $21 to 23 per/sf and the broker has leased over 140,000 sf at the park since the beginning of 2004. On-site amenities at the park include a fitness center, full-service cafeteria, and shower and locker room facilities.
