In the Branchburg transaction, Van Houten represented the buyer, Granite Branchburg LLC, a local partnership. The seller, the Nash Group LLC, was represented by John Adams of Coldwell Banker Commercial Feist & Feist, Fairfield. The sale price was not disclosed.
The Van Houten Group also represented Britannica Home Fashions in a warehouse lease for 50,000 sf at the former Curtiss-Wright industrial complex in Wood-Ridge. The 2.5-million-sf complex was sold three years ago to a private partnership, which has redeveloped it as a multi-tenant site. The ownership was represented in-house by Mordy Schron.
In Carlstadt, Van Houten partnered with Charles Blessing of the Wyckoff-based Blessing Realty to represent Penetone Corp. in a long-term lease for 33,727 sf at 700 Gotham Parkway. Owner Key Properties of Riverdale was represented in-house by David and Marc Schlussel.
"The specialized needs of Penetone included a mezzanine level for 2,000-gallon mixing containers, segregated areas for different regulated operations and a spark-proof electronical distribution system," the firm's president Richard Van Houten says. Penetone makes de-icing products. "All of these installations existing in the building due to the prior use of the space as a paint-blending operation."
Van Houten Group similarly teamed up with Blessing Realty, repping owner SCC Realty of Wyckoff in the sale of the two-building, 18,600-sf complex at 14-01 Banta Place in Fair Lawn. The buyer was a local investor which represented itself in the transaction.
In Randolph, Van Houten represented K9 Campus LLC, a nationally recognized dog-training school, in the leasing of 11,456 sf at 1 Aspen Dr. Building owner One Aspen LLC was represented by Ronald Soussa of Delaware Hudson Realty Group, Parsippany.
And in Wallington, the firm repped seller Discount Self Storage LLC in the sale of the 11,000-sf warehouse at 7 Curie Ave. The buyer was a local user/investor repped by Maria MacDonald of KMAC Commercial & Industrial Real Estate, Hackensack.
