International Development Corp. will roll four leased locations into the completed project, Gateway 49 at 8999 Henrietta Creek Rd. in the Roanoke section of the 15,000-acre AllianceTexas, a freeway-connected inland port with 130 companies in 24.5 million sf, one of the world's leading cargo airports and a top-ranked intermodal yard. IDC will be moving from 2890 Market Loop in Southlake, where it houses the headquarters team and a nearby warehouse operation, and distribution space in Keller, TX and the City of Industry, CA.
Tony Creme, part of the Hillwood team negotiating the pact, says IDC will get keys in May to start the setup of a 5,000-sf showroom for Westinghouse solar lights, 15,000-sf office and 180,000-sf cross-dock warehouse. IDC signed a long-term lease for the turnkey project that will go up on 13 acres with an abutting six acres available for a building expansion.
"Some of the biggest developers who own land between DFW (airport) and Alliance wee involved in the competition," Creme tells GlobeSt.com. "One of the big reasons we were able to win the deal was Hillwood's quick construction schedule." Hillwood always has ready-to-go product on the ground, but the largest structure was 100,000 sf when IDC came looking, Creme says.
IDC, a Westinghouse-licensed distributor, will use the location to funnel product, largely imported from Asia, to stores in Mexico and Canada as well as the US. The 15-year-old firm will employ 60 workers at the site, part of a Foreign Trade Zone and close to the FedEx sorting hub. IDC's retail distribution roster includes Costco, Home Depot, Wal-Mart and Sears.
Stan McClure with CB Richard Ellis Inc. in Dallas negotiated the lease for IDC. Besides Creme, the Hillwood team included Bob Alter and Bill Burton. Hillwood Construction Services is building the office/warehouse, which has been designed by RGA Architects of Roanoke.
