Benco Dental, headquartered in Wilkes-Barre, PA, penned a 10-year, stair-stepped lease for a 292,800-sf office/warehouse at 4265 Trade Center Dr., one of two buildings in Industrial Development International Inc.'s DFW Trade Center in Grapevine near the DFW International Airport, Robert Fulford, vice president in Dallas for Grubb & Ellis Co., tells GlobeSt.com. The new Texas tenant closed the deal within weeks of a quick market survey concentrating on the Texas 121 corridor. "It was pretty much hands-down to go to DFW Trade Center," he says, citing the ability to snag first-generation space that's fully air conditioned and positioned near the airport.
IDI, marketing the space for $3.25 per sf, will oversee finish-out. Benco Dental, planning to turn on lights in March, is getting a showroom replete with dentist's offices to show off its wares as part of the build-out. And, Fulford adds, the deal includes an option for expansion space. The Chicago-based IDI had leasing manager John Leinbaugh negotiating its terms.
Benco Dental's Southwest US results from the October 2004 acquisition of California-based JB Dental's Texas operations. The Pennsylvania dental equipment supply house absorbed 30 employees and a distribution center and picked up a customer list. The firm supplies equipment and supplies to more than 20,000 dental practices and labs in the eastern half of the US.
