GARLAND, TX-The publicly traded Big Lots Inc. has carved a 35,000-sf niche in a converted Wal-Mart near the Garland-Rowlett line. The discount retailer has signed a lease with a slightly longer term than its norm of five years.

Big Lots expects to open the door by April at 3178 Lavon Dr. in Garland, owned by Ashley, Karns, Baker Properties Ltd. of Dallas. The four-year owner, represented by in-house broker Stacy DiMaggio, sealed a deal with Big Lots after talks with other national retailers broke down, Lou Miranda with Dallas-based United Commercial Realty/ChainLinks tells GlobeSt.com. Big Lots will backfill space that was being used for awhile by the Bentonville, AR-based retail giant. The 128,000-sf box's anchor is Hobby Lobby and talks reportedly have begun with Mardel Inc. to fill the last block of space.

Miranda says Big Lots continues to add to the store count in the metroplex, but is known for being willing to wait for the right opening. Last year, the Columbus, OH-headquartered retailer opened stores in Burleson and the Colony. This year's docket includes a spring opening of a store at Green Oaks Boulevard and Interstate 20 in Arlington.

The newest signing "just kind of happened pretty quick," Miranda says. The deal ended with a slightly larger space and a couple more years on the term than the retailer's norm to get a location where it didn't have a presence, he explains. The quoted rent isn't readily available, but second-generation space in the North Garland market is bringing about $7 per sf.
