Silver Line Building Products Inc., headquartered in North Brunswick, NJ, picked up a right of first refusal for extra room in the now fully occupied, 225,000-sf warehouse at 3801 Regency Crest Dr., owned by the Dallas-based Invesco Realty Advisors Inc. "This is in line with their growth for the state of Texas," Al Sorrels, principal with the Holt Lunsford Commercial in Dallas tells GlobeSt.com about Silver Line's Texas distribution operation.

Silver Line was operating in smaller space at a building next door, 10111 Regency Crest Dr., which is owned by the San Francisco-based Rreef. But, the window maker's expansion plans drove a quick market search and a move, Sorrels says, crediting the win to 100% air-conditioned space, 15,000 sf of office area and the ability to take the dock door count to 15. "They went in on a short-term sublease and then I was able to put them into a longer term lease," he says. Comparable office/warehouse space in the Garland gateway industrial sector is quoted at $3.50 per sf, triple net.

Silver Line, a window supplier for retailers like Home Depot, was represented by Allen Gump, EVP and director of the industrial division in Dallas for Colliers International Inc. The Garland location is the only distribution center in the West for the 57-year-old company. Besides its homeport, the firm also distributes from Illinois, Georgia, Ohio and Massachusetts.
