The Dallas-based company is moving to 3148 N. 34th Dr. from 3920 W. Clarendon Ave. "They've been in their current location for more than 10 years and needed to expand by about 5,000 sf," says Marc Hertzberg, a senior associate with Grubb & Ellis/BRE Commercial LLC who represented Aluminum Screen Manufacturers.
According to Hertzberg, the company was looking for more functional space with yard space for trucks. "The new lease is a good business move on their part because they're able to achieve the expansion and keep their per sf base rent the same," he says.
Hertzberg tells GlobeSt.com that the five-year lease, which has a payout of $600,000, includes an option to purchase the 1980s-era building within the next two years. Skip Corley with Phoenix-based Daum Commercial represented the local building owner, Bernard White and Sons.
