Len Redeyoff, first VP, and Paul Touhey, an associate of the industrial services team in the Wayne office of CB Richard Ellis, were sole agents in the transaction and represented the seller in negotiations. The structure, located on a 5.9-acre parcel, is of masonry block, brick and steel construction. It contains a 35,352-sf lower level, a 35,043-sf first floor and a 31,963-sf second floor. Approximately 10,700 sf of the first floor is office space.
The building has full sprinkler fire protection, ceiling heights up to 16 feet, eight tailgate loading doors and one drive-in loading door. A 3,000-lb elevator serves all levels, and the parcel includes two acres of paved parking and 630 feet of frontage on South Main Street. According to Redeyoff and Touhey, the buyer plans to redevelop the property for multi-tenant industrial occupancy.
