The Houston-headquartered Comfort Supply Inc. held firm to 50,690 sf in Luna I at 2244 Luna Rd. while Ryco Packaging Corp. of Boys Town, NE, kept a grip on 42,560 sf in Luna II at 2100 Luna Rd., Carter Crow, the head of industrial leasing for the Billingsley Co. of Carrollton, tells GlobeSt.com. Both deals are straight-up renewals for the Billingsley-owned properties. Darren Bothe of Jackson & Cooksey Inc. of Dallas negotiated the Ryco renewal while the air conditioner distributor re-upped on its own.

A 100% occupancy was maintained for the 254,000-sf Luna I while Crow is searching to fill 58,000 in the 249,900-sf Luna II. Office/warehouse space in the submarket averages $3.50 per sf.

Crow also placed Fulfillment Solutions of Texas into 81,000 sf in Billingsley's Turnpike 4 at 2150 French Settlement Rd. The short-term deal filled the 312,400-sf building and boosted the logistics provider's submarket footprint to nearly 240,000 sf. The firm, represented by John Watson of Lawyers Realty in Dallas, also leases space at 2180 French Settlement Rd. and 3535 La Reunion Blvd. The going rate for space in Turnpike hovers $2.50 per sf, triple net.
