Before the month ends, the Cleveland-based tire distributor will get keys to 3550 Brittmoore Rd. and move from 15,750 sf in a building next door, which has served as its distribution site for two years. Jude Filippone with Houston-based Transwestern Commercial Services Inc. tells GlobeSt.com that Dealer Tire had two years left on a pact for 10801 Moss Ridge Rd. when the decision was made to expand. He says there wasn't enough space for expansion in the 90,250-sf Moss Ridge Road building so the Dallas-based owner, Invesco Realty Advisors Inc., agreed to rip up one pact and replace it with another for the neighboring 184,500-sf warehouse. The reworked pact expires within seven years.
Filippone says the tire distributor, a wholesale and retail store supplier, likes the area for its accessibility to Beltway 8. Critical to the decision to stay was Dealer Tire's ability to get industrial space with ESFR sprinkler systems, a must-have requirement due to its inventory's flammability, according to Filippone.
The Brittmoore Road building was emptied last month by Igloo Products Corp., which moved to a build-to-suit at 777 Igloo Rd. in nearby Katy. Dealer Tire's lease backfills 26% of a three-year-old structure with 300-foot cross-docks. The building's quoted rent is $4.60 per sf, triple net.
