Big Toy purchased the land from Seth Limited Liability Co. of Tampa for $1.12 million or $78,234 per acre ($1.80 per sf). The site is about 2.5 miles east of the Interstate 75/Fowler Avenue interchange.
"We had the property list for about a year before we got a contract on it," Bob Dikman, president, the Dikman Co., Tampa, tells GlobeSt.com. "The buyer is new to our area." Dikman negotiated for the seller. Ed Dickenson of Walter Dickenson Co. and Tampa Bay Inc. represented the buyer.
Industrial leasing, sales and construction activity continues at a steady pace in the Tampa Bay region, area brokerages monitoring the quarterly activity tell GlobeSt.com. "The accelerated residential construction in the area continued to strengthen the leasing activity in the industrial market by creating a high demand for space among the building materials industry," says Kelly Offut, a senior analyst in the Tampa office of CB Richard Ellis Inc.
"The bigger news lies in the numerous economic indicators pointing to an even stronger and more robust market in 2005," adds Melanie Garlock, marketing and research manager at Grubb & Ellis Commercial Florida in Tampa.
