The lease runs through 2009, he says, and tells GlobeSt.com, "we have an aggressive marketing plan and are actively pursuing tenants." He says the asking rental rate is $13 per sf, triple-net, "and we can divide it into spaces as small as 3,000 sf. It's a modern building in a great location," he adds. Walters Park LLC is the building owner.

The property has immediate access to Rte. 22 and I 78 and is within close proximity to Lehigh Valley International Airport. Among its amenities are windowed perimeter offices, private exercise facility with locker rooms, private kitchen/dining area with views, a lobby atrium and generous parking. There is a walking trail in the center and a nearby hotel and shopping area.

Garibaldi is a member of Corfac International. Ingersoll-Rand, which recently divested some of its businesses and went on to double profits this year versus last, is a longtime Garibaldi client, Bartolacci says.
