RICHARDSON, TX-A Plano owner is tackling one of the first developments inside the City of Richardson's amenity zone, an area requiring pedestrian-oriented features in new structures to be built near a proposed light-rail station. The design element adds roughly $30,000 to the $1.5-million retail project.
Gregory Daspit with Dallas-based Mayse & Associates Inc. designed the 16,500-sf Prosper Center for developer, Sandy Ho, who is putting the project at 201 S. Greenville Ave, right beside her Parkwood Apartments. Site work is underway on a 1.5-acre tract at the Greenville's intersection with Polk Street.
Set to deliver in the fall, Prosper Center, planned as a mix of retail and restaurant space, will feature bike racks, benches, brick pavers and a 20-foot-wide "courtyard" to connect front entrances to a rear parking area. "It's customized for this site mainly due to the design guidelines of the city that's requiring us to be closer to the street," Daspit tells GlobeSt.com.
Daspit says the challenge was creating a design to draw shoppers from the required rear parking area to the stores' street-front doors. He designed the structure with one rear door that leads to a hallway so tenants can get inventories into their stores and make it obvious to shoppers that it's an access just for employees or deliveries. The landscaped courtyard is designed to be a focal point for the center, he explains.
The city's amenity zone development is aimed at creating a pedestrian-oriented street front with structures closer to the street and an aesthetically pleasing buffer with benches and bike racks. Bob Reich Construction Co. of Dallas is the general contractor.
