The physician-funded Baylor Medical Plaza at Keller will total 39,000 sf, with Baylor reserving 28,500 sf to anchor a project on land at the intersection of US Highway 377 and Bear Creek Parkway, Jason Signor, development manager for the Dallas-based Cirrus Group LLC, tells GlobeSt.com. He says Baylor will divvy its space into 10,000 sf for the HealthTexas network of primary care physicians and 18,500 sf will be filled with a diagnostic imaging center and labs affiliated with Baylor Regional Medical Center Grapevine, which is 11 miles from the city line.

Signor says the Baylor project will go before city council March 1 for final approval. "We're hoping to break ground shortly thereafter," he says. Baylor bought the land four years ago. If all goes as planned, delivery will be in December.

The Cirrus-Baylor agreement includes a no-compete clause with other tenants so the leasing team is looking to fill the 10,500-sf balance with dentists, orthopedists, ophthalmologists and possibly a pharmacy. Corgan Associates of Dallas is the architect; the general contractor has yet to be picked.

Signor says the Baylor Medical Plaza at Keller has strong physician backing. "At the rate the physicians are investing, we may not need an equity partner," he says.
