Detsco Terminals Inc., a division of Comcar Industries Inc. in nearby Auburndale, FL, sold the tract to Tampa-based International Ship Repair & Marine Services Inc. for $40.16 per sf, one of the highest per-sf-prices ever paid here for an industrial property, local brokers tell GlobeSt.com.

Advantis Real Estate Services Co. senior broker Mark Cooney had the listing for the entire 12 years. "The site had elicited interest from both developers and entertainment groups, due to its tremendous exposure from all directions and the fact that it benefits from 1,473 feet of deep-water frontage," Cooney tells GlobeSt.com.

Additionally, the land fronts the new trolley line and the Crosstown Expressway, and has an address at Channelside, "one of Tampa's most exciting redevelopment areas," Cooney says. "Explosive recent growth in the Channelside area around the site is demonstrated by plans for a proposed 55-story mixed-use tower on an adjacent parcel to the south."

The deal is noteworthy, Cooney adds, because the property is the last remaining large waterfront site within the Channelside district of Tampa not owned by the Port of Tampa. Cooney came close to closing on the property several times in the past 12 years.

He had the site under contract with a casino group prior to the gaming vote failing in Florida. He also came close to negotiating a deal with an amphitheater group. "The possibilities are unlimited as to what will ultimately be developed on this prime site," Cooney says.
