ViaWest Properties LLC, formed in 2003, purchased the site at the intersection of Warner Road and Arizona Avenue for $2.2 million and plans to begin construction on the six-building project in July, Ken McQueen with Trammell Crow Co.'s Phoenix office tells GlobeSt.com. "That intersection happens to be one of the busiest from a traffic standpoint which is why this developer chose it," McQueen says, noting the developer's industrial project will be the first to be constructed along a major artery in Southeast Valley.

McQueen says half of the parcel, which has frontage on Warner Road, will be developed into showroom space for small industrial users. Completion is slated for late this year or early 2006. The remaining seven acres will be used for build-to-suit development, he says.

Plans for first phase calls for buildings ranging from 14,556 sf to 20,866 sf with individual units divisible to 3,430 sf "It's a project where the 10,000-sf to 15,000-sf user can still buy a 20,000-sf building, lease out some space and still have room for expansion," McQueen says. He adds that the developer has already had several inquiries from business owners interested in the new development.

McQueen along with Andy Ogan and James Harper represented Via West in the transaction. The property's former owner, MTCCC LLC, was represented in the land sale by Carl Johnson of Johnson Commercial of Phoenix.
