Russell Johnson with Trammell Crow Co. tells GlobeSt.com that the stair-stepped lease not only pushed occupancy to 100% in the 74,000-sf office building along Woodall Rodgers Freeway, but all pacts set to roll this year have been put to bed. "We're buttoned up long term," says Johnson, who teams with TCC's Michael Feldt to represent the building owner, Woodall Associates Ltd of Dallas.

HKS did a quick market search, represented by TCC's Daniel Rudd, and zeroed in on the class A building right across the street from its McKinney Avenue headquarters as the most likely place to expand, according to Johnson. He says the architectural firm's engineering group will move into the space in "two or three weeks." The office space, dark since February 2004, was on the market for $17.50 per sf to $18.50 per sf.
