GVA Williams CEO Cory Gubner and VP Jon Sabrowski represented Phoenix Realty in the transaction. The property, which is 95% occupied, is located in a highly commercialized area along US Route 44 which is home to national and regional retailers, as well as a mix of small- to mid-size medical centers, office buildings and banks, GVA Williams officials say. Ninety percent of the tenants at the building are medical-related businesses.

Phoenix bested about a dozen other bidders for the brick office. Phoenix is a regional commercial real estate investment firm that also owns 101 East Ridge Dr., a 60,000-sf office building in Danbury. GVA's Sabrowski says there is "vitality of the investment market throughout the Farmington Valley" He notes that the tenant mix and solid leasing fundamentals create "tremendous value; for owners and investors alike."

GVA Williams also brokered four new leases totaling more than 7,100 sf at 2777 Summer St. in Stamford. GVA Williams' Tim Rorick, Joshua Gopan and Gubner brokered the deals on behalf of the building owner, Collins Properties.

Four long-term leases were signed at the property including: Ajilon Finance, a financial staffing company which leased 2,250 sf; Geoffrey B. Ginn and Associates, a real estate law firm which leased 1,150 sf; Weichert Real Estate School, which leased 1,600 sf; and an unnamed financial services firm, which is going to occupy more than 2,000 sf at the building.
