The larger of the two signings is the 34,000 sf taken by Phibro Animal Health Corp., which is consolidating its current locations in Fort Lee and Fairfield at the Hartz property. In the second signing, Canon USA is moving over from its existing location in Englewood Cliffs to 14,000 sf at 65 Challenger Rd. Newmark managing principal Norman Baker and directors Hope Brodsky and Richard Mirliss, all of the firm's Rutherford office, handled the signings. Phibro was repped by the Krupat Group, and Canon USA by CB Richard Ellis.

The five-story, 167,391-sf 65 Challenger Rd. is part of Hartz's mixed-use Overpeck Center, which will eventually build out to more than two million sf on 60 acres. The building currently has 7,000 sf available.

The other building Newmark picked up as part of the Hartz assignment is the latter's 9 Entin Rd. in Parsippany. The 192,050-sf, three-story class A building currently has about 106,000 sf available on two floors, space once occupied by ADP. Baker, senior managing director Robert Dinner and associate Adam Miller are working on the assignment.

"We are positioning our properties with the anticipation that the office market strengthens into a new cycle," adds Emmanuel Stern, Hartz's president and COO. Hartz's Ernie Christoph and Charlie Reese are working in-house on the assignment.
