The new building will represent an expansion by 9,000 sf from the firm's existing 13,000-sf headquarters in the 10-story Lakeshore Towers building at 18111 Von Karman Ave. in Irvine, a project that Ware Malcomb designed. Ware Malcomb is leasing space in the Lakeshore Towers location, where it has been for five years, but it will own the new headquarters building, which will be near the intersection of Bake Parkway and Research in the Spectrum.The company needs the new headquarters to accommodate its growth, says Ware Malcomb's CEO Larry Armstrong, who notes that the firm's revenues grew 22% from 2003 to 2004, with a proportional increase in staff growth as well.Ware Malcomb, which designs many of the commercial buildings under way in Southern California, provided master planning, architecture and interior design for the new, two-story office building. The building is being constructed by general contractor Snyder Langston/Optym of Irvine. In keeping with Ware Malcomb's interest in promoting sustainable design, the firm has incorporated energy conservation into the design of the building. Sunshades along the building's south facade will reduce summer heat gain, while maximizing winter sun exposure. The open office environment will promote the use of natural sunlight throughout the interiors. Drought tolerant plants and motion sensor fixtures in the restroom will help to conserve water.
