The $8-million project will eventually house the headquarters of ENAP Inc., a 37-year-old lumber and building materials company that will be relocating its operations from 121 Executive Dr. to the new facility. ENAP is scheduled to move into the building in July. The company initially will occupy approximately 25,000 sf of space on the building's second floor.

First Columbia president Kevin Bette said that his firm is in discussions with a number of other prospective tenants for the remainder of the space at the building, but no deals have been signed to date. He expects to announce further lease deals at the property soon.

Commenting on the status of its 424 Ave. of the Americas building, Bette said, "We are getting geared up to start the next building. We are hoping to start construction in the fall. We have a couple of customers looking for a fall 2006 opening of that building." Bette estimated that project would cost about $20 million to build.

First Columbia has already completed construction on a 215,000-sf plant for LSI/Lightron at 400 Hudson Valley Ave., and a fully leased 50,000-sf medical building at 575 Hudson Valley Ave. The complex also includes 33 Airport Center Dr., which houses offices of: Pace University, Empire State Development Corp., Hudson Valley Economic Development Corp. and McGoey, Hauser & Edsall. Other tenants at the property are Mid-Hudson Family Health, Westchester Cardiology, Hudson Valley Imaging, Oxy-Vita and American Petroleum.
