The problem is density, local brokers familiar with the controversial project, tell GlobeSt.com. Wieland wants to build one home per acre but Fayette County commissioners are adamant in holding the existing density to one hour for every two acres.

For the deal to work for Wieland, the developer needs Peachtree City to annex his property, brokers say. Without the annexation, Wieland would have to scale back its project by 65%. Wieland would also pay for extending MacDuff Parkway to GA 74 if his property were annexed, according to city officials. The city wants the extension done to relieve congestion at its main intersection, GA 54-74.

Pathway Communities fought the county for three years until the state Supreme Court ruled for the county. Pathway then sold the 364 acres to Wieland.
