Trip Hoffman, director, and Jodie Dostal, associate director, of Cushman & Wakefield serve as exclusive leasing agent to NordenPark. They represented building ownership, Norden Place LLC, a partnership of Greenfield Partners, Spinnaker Real Estate Partners and Summit Development. CB Richard Ellis' Tom Pajolek represented Pepperidge Farm.
Pajolek says that Pepperidge Farm had been on the market looking for space since the fall of last year because it required additional space. Its lease at 64 Danbury Rd., where the company currently occupies approximately 18,000 sf of space, expires this May. He says that Pepperidge Farm is expected to relocate to NordenPark by June.
He adds that NordenPark's location, near Pepperidge Farm's corporate headquarters, as well as the property's amenity package--which includes tennis courts, a softball field, a walking and jogging track, a video conference center, a fitness center and café--were keys to the deal. NordenPark is located approximately two miles from Pepperidge Farm's corporate headquarters, which will remain at 595 Westport Ave.
The deal brings the complex to 95% leased. There is currently 30,000 sf of office and flex space available at the property. In January 2006, approximately 90,000 sf of space, currently leased to Norden Systems, will be put on the market for lease.
Norden, a division of Northrop Grumman, occupies approximately 400,000 sf at the complex. Other major tenants include Gibbs College, which occupies 65,000 sf; Tauck World Tours, which leases 43,000 sf; and CompHealth, which has a 20,000-sf office at the property. Pepperidge Farm, a Campbell Soup company, has approximately 5,000 employees. The company has eight production sites in the US, including a $72-million bakery in Bloomfield.
