Broadcom Corp. of Irvine, CA is taking 43,126 sf for four years at the 49,600-sf 4385 River Green Parkway building. NCS Pearson Educational Measurement of Iowa City, IA is leasing 23,354 sf for five years and seven months. Locally based Flag Bank will be occupying 10,558 sf for seven years. Pearson and Flag Bank are at the 48,000-sf, 4365 River Green Parkway building. Both six-year-old buildings are single-story structures. The average asking base rent at both buildings are $11.50 per sf, triple net.

The pending completion of the park's fourth phase will bring Chattahoochee Corners' rentable space to more than one million sf, says Gregg A. Metcalf, Alter's vice president, national development. The Pearson and Flag Bank deals took two months to complete, from contract signing to closing, Metcalf tells GlobeSt.com. The Broadcom lease took three months to close.

Dave Watson, senior vice president of the Alter Group, represented his company in the three leasing transactions. Kim Josephson, a principal at Teal-Tech, and John Wolfe, senior vice president, Fischer & Co., negotiated for Broadcom. Staubach Co.'s Frank Lyles, vice president and Craig McKesson, account manager represented Pearson. Tony Swann, first vice president, CB Richard Ellis Inc., negotiated for Flag Bank.
