"With more than 730,000 sf of new development in 2004 and our commitment to growth in 2005, Camp Creek Business Center is an optimum site for companies needing convenient state-of-the-art office and distribution space near Downtown and the airport," says Sam O'Briant, senior vice president of Duke's Atlanta Industrial Group.
He adds, "Construction of this new, speculative building indicates our confidence in the Camp Creek Business Center as a premiere location with the airport submarket." O'Briant says the building "highlights the range of product available at our Camp Creek campus--from office buildings to small distribution to very large bulk distribution centers." The 454-acre complex is approved for five million sf of mixed-use development.
According to the latest data from locally based Richard Bowers & Co., the average asking class A rent in the Airport/South submarket is $19.18 per sf. The class C inventory in this submarket totals 312,750 sf, has an occupancy level of 60% and rents for an average $13.76 per sf. Class B space makes up 146,631 sf, has an 86.49% occupancy and rents for an average $15.48 per sf.
