EnCana Corp., now holding the reins to Denver-based Tom Brown Inc., gets keys June 1 to the 11th floor of the 14-story, 275,372-sf office building at 14001 N. Dallas Pkwy., Virginia Mulkey, leasing director for Crescent Real Estate Equities Co., tells GlobeSt.com. The acquired company moved into the Crescent-owned building in November 2003, taking 11,000 sf on the fifth floor and all of the 10th.

To free up the 11th floor, Mulkey says space was taken back from a tenant who had been trying to sublease it. "We were backfilling space before it even went on the market," she says.

The negotiating teams inked a co-terminus end to the existing seven-year lease, which has 5.5 years left on the term, says Mulkey, who teamed with Crescent's Michael Lewis for the negotiations. "We fully expect them to have additional expansion requirements," she says, "and we're already planning for it." She says the deal delivers some upgrades on all EnCana floors. The North Dallas Parkway building's quoted rate is $20 per sf to $22 per sf plus electric.
