ATLANTA-Siding with residents from 10 neighborhoods who oppose commercial development, Cobb County commissioners have rejected three rezoning applications from Pecos Ventures for a 14,800-sf Walgreens store and undetermined office, residential and other retail space at Johnson Ferry and Little Willeo roads.
Instead, commissioners suggest the 3.28-acre parcel should be used for a seniors housing project and rezoned the area as senior living zoning, area brokers who attended the public commission meeting tell GlobeSt.com. The Walgreens store would have been built at an estimated hard construction cost of $12.5 million, area construction industry sources tell GlobeSt.com.
Residents told commissioners they feared high-intensity commercial development would lower the quality of life they enjoy in their neighborhoods even if the developer's planned small community park was created. Hampton Lakes Homeowners Association led the fight against Walgreens.
Walgreens' representatives couldn't be reached. Pecos Ventures doesn't plan to appeal the commission's decision, area brokers tell GlobeSt.com.
