The consolidation and reorganization has produced "considerable cost savings and operating efficiencies" for Liquid Container, says Marat Safir of the Chicago office of Equis, who represented the manufacturer along with Kane Keirnan of the Chicago Equis office.
In one part of the consolidation, Liquid Container has relocated the manufacturing portion of its 115,000-sf leased plant at 2465 Fruitland Ave. in Vernon into a 150,000-sf plant that it owns at 10660 Acacia St. in Rancho Cucamonga and has vacated the Vernon facility. In the other part of the reorganization, Liquid Container has signed a five-year, $2-million lease for a 100,000-sf warehouse building at 11555 Arrow Route in Rancho Cucamonga, which is less than a mile from its Acacia Street manufacturing plant. The Arrow Route building is owned by Cornerstone Realty Advisors, which was represented by Walt Chenoweth and Frank Geraci of CB Richard Ellis.
Safir says that because institutional owners and developers in the area are building large amounts of industrial space, Equis was able to arrange a new below-market warehouse lease. Renewing the Vernon lease would have been too costly to meet the company's needs, the Equis brokers say.
