"Their goal is noble but the number of hoops they are going to make developers jump through will turn off developers and keep them [building] in traditionally zoned subdivisions," an Atlanta developer who has a development application pending in Cherokee County tells GlobeSt.com.
Among the rule changes the commissioners are reviewing are a reduction in lot size to 20,000 sf from 40,000 sf; a requirement that 40% of a development be green space; 75% of green space be in a contiguous tract; the total number of homes can't be more than what could be built using traditional zoning; and a conservation designation applied to any new development before ground is broken.
