Shore Club was built in 1947 and room rates begin at $575 a night and reach to four figures for suites. Conversion entails breaking down some walls to create just 240 rooms and suites as well as the existing handful of two-story cabanas. A spokesperson tells GlobeSt.com the smallest for-sale units range from 400 sf to 800 sf of interior space, many with terraces. Prices for these units begin in the $400,000s.

At the other end of the price spectrum, $20 million, is a three-level penthouse with 2,400 sf of interior space and a 2,600-sf terrace that includes a private rooftop pool. At prices in between, there are two-story cabanas on the ground level off the pool area and near the beach, ranging from 1,400 sf to 3,200 sf. One of the cabanas has a private pool.

Included in the purchase price is not only access to the property's fitness, business centers and meeting rooms at "no per diem charge," according to the spokesperson, but also, via a MHG "global card," entitlement "to VIP treatment and access to all hotels, bars, and priority restaurant and hotel reservations in all Morgan's properties." They include the Delano Hotel nearby at 17th Street here, and seven others in such high-end markets as New York, Los Angeles, and San Francisco.

Other Shore Club amenities include pet walking and sitting service; delivery of flowers, groceries, dry cleaning and pharmacy items; massage, spa and limousine service; valet parking, and catering and event planning. Conversion has begun, but the date for completion is not yet final.
