DALLAS-Golf Galaxy, pushing for stores in Dallas/Fort Worth, has plunged into retrofitting a third location after signing a 10-year lease for another shuttered Just for Feet retail site. The 16,200-sf freestanding building has picked up clearance from the Eden Prairie, MN corporation on the eve of store openings Lewisville and Plano.

Golf Galaxy will fill a building at 9390 N. Central Expressway, empty nearly 18 months and positioned on a pad site in front of the 150,000-sf Best Buy Plaza. Jeff Kittleson, senior vice president for Dallas-based Trammell Crow Co., tells GlobeSt.com that the building has been undergoing a major interior overhaul to get it ready for Golf Galaxy's Dallas entry. The location will be ready to open by mid-April. The building, owned by the San Francisco-based Rreef Funds LLC, was on the market for $25 per sf.

"We had a lot of interest because of its proximity to NorthPark Mall," Kittleson says. "At the end of the day, it really was the best fit with their ability to fit into that shopping center." The fully leased Best Buy Plaza's inline lineup consists of CompUSA, Office Max, Linens 'n Things, Tuesday Morning and the electronics anchor.

This week, the Golf Galaxy will add two suburban locations to its 36-store network: 709 Hebron Pkwy. in Lewisville and 3304 Central Expressway in Plano, once a Just for Feet spot. The retailer's Texas connection is being run by Scott Muller and Tim Hughes, principals in Dallas-based Falcon Realty Advisors LLC.
