Meanwhile, Keystone assigns lease-up of the 57% vacant space to CB Richard Ellis, says Robert W. Walters, senior managing director of CBRE's Philadelphia regional offices. First VPs Michael McShane and Steven Cousart head the team that also includes Stephen Kriz, a CBRE associate in the Wayne office. Approximately 80,000 sf is available with areas as large as 35,914 sf on a single floor that can be subdivided into suites as small as 2,095 sf. The asking full-service rental rate is $28.75 per sf plus electric.
Renovations include a new glass curtain wall of energy-efficient glass and new HVAC systems in addition to "premier finishes for all lobbies and common areas, plus upgraded landscaping and increased exposure for the main entrance of the complex," according to Richard S. Gottlieb, Keystone's SVP of marketing and development. Current tenants include Merrill Lynch, Washington Mutual and NovaCare. The two buildings were completed in 1984 and 1985 and occupy approximately 8.2 acres near the intersection of W. Lancaster Avenue and Valley Forge Road.
