Greg Katz and Jon Bourbeau of the local office of Studley represented WEMED in the transaction. The owner, Blue Capital Management, was represented in house by Danet Linares. With this extension, occupancy at the 47-story, 600,959-sf property at 100 SE Second St. reaches 89.4%.
The tower's proximity to the courthouse makes it an ideal location for the litigation firm, according to Bourbeau. By moving through the process at a rapid pace, he says, WEMED could remain in a class A tower Downtown and also retrofit its space for maximum efficiency.
He and Katz represent a number of local and national law firms, including Carlton Fields, Gunster Yoakley, and Rumberger, Kirk & Caldwell. "South Florida law firms with heavy litigation practices are increasingly expanding their offices," Katz says. Increased demand for litigation services, he says, calls for expanded space, specifically for more central filing and conferencing centers along with dispersed "war rooms" throughout the space. "This deal is a good example of how to accommodate this growth through a very efficient solution."
