"Phoenix is a growing market and Simba thought there is a lot of business opportunities here," says Gary Anderson, a senior associate with Grubb & Ellis|BRE Commercial LLC's local office. He represented Simba in the transaction for 3156 W. Lewis Ave. while the local sellers, Patrick and Mary Viterbo, were represented by Steve Close and Deon Busk of CBI of Phoenix.
Anderson tells GlobeSt.com that Simba looked about six weeks before making an offer on the property, which had been on the market just one week. "Based on price and the building characteristics, we didn't want to wait," he says. Simba, which also has operations in Los Angeles, paid cash for the mid-1980s building.
