Fujitec America Inc. held firm to space in a 30,351-sf, class B building at 13615 Welch Rd., but got some tenant improvements as incentive to stay, Steve Wolff with Grubb & Ellis Inc.'s Dallas office tells GlobeSt.com. The division of Fujitec America, which has its US headquarters in Lebanon, OH, is shifting to temporary space in the 90%-leased structure until its retooling is complete. Finish-out should be done by the end of April, says Wolff, who teamed with Grubb & Ellis senior vice president Gary Lindsey to package the tenant's side of the deal.
Wolff says the search began, but was blocked an offer from owner, Alpha/HWC Ltd. of Dallas, whose in-house broker is Michael Hope. "The owner came back with a great deal that was an $8 per sf effective rate," Wolff says, adding the firm is eyeing an expansion of the local office in three years. The Welch Road location is one of 50 sales offices in the Osaka, Japan-headquartered company's international network, which designs manufactures and services elevators, escalators and autowalk systems.
