Home Depot received site-plan approval for the project on March 24. The property currently includes approximately 600,000 sf of existing vacant buildings. Service Merchandise and Jamesway had anchored the property some years ago. Livshin says the cost of building the new store will total approximately $6.5 million. The complex is located at the intersection of Exit 13 of I-84 and Route 9 and has been vacant for the past four-and-a-half years, Livshin adds.

"This is the beginning of a process that has taken several years and we are thrilled to finally be underway," Livshin notes. "With the Home Depot approved, we can now begin to entertain discussions with other potential users for the remainder of the 55-acre property."

After demolition of the interior of the mall is complete, the property will consist of approximately 200,000 sf of empty retail space along with an 82,000-sf building that is owned by another party. Home Depot, which signed a long-term lease several months ago, was represented by John Bretti of Bretti Properties. The mall ownership was represented by GVA Williams of Stamford, CT. and the locally based Dagar Group. Both firms will be responsible for leasing the remaining retail space.
